The AI Revenue Manager, explained in person

RateBoard CCO Anton von Verschuer shows where revenue management in leisure hospitality is heading and what role the AI Revenue Manager plays in this process.

Built for leisure hotels for over ten years.

No time for numbers between the breakfast buffet and check-in

In very few properties, someone is responsible for pricing full-time. It’s something that gets done on the side, in between all the other tasks that come with day-to-day hotel operations. In the end, the pricing decision gets put on hold until a free moment turns up.

"I have little experience in revenue management – is that a problem?"

No. That's exactly what the AI Revenue Manager is made for: it explains what's happening at your property and in the market, in language you'll understand right away – even without a revenue management background.

06:45

Breakfast service, two people calling in sick. The day starts with rescheduling.

09:20

Request for 8 rooms in March.

At what price? The week is weak – but how weak exactly only becomes clear after checking the numbers.

15:30

A quick look at the hotel next door – even cheaper again.

Go along with it or hold out? There's no time right now for a well-founded answer.

22:10

22:10 One question is all it takes.

The AI Revenue Manager helps you work through the day together.

Ask the questions you would otherwise ask your revenue manager

From a quick price check to a strategic question: the AI Revenue Manager knows your numbers for each of these questions, not just the easy ones.

You decide – the AI provides the basis for it.

Pricing strategy

„Review my pricing strategy and analyse its strengths and weaknesses"

An outside view of your pricing strategy: what's working well, and where is revenue being left on the table?

Market comparison

„Is my October pick-up better or worse than the market?"

How is your pick-up developing compared to similar properties in the region? What sets your booking situation apart from the market?

Room categories

„Which room category do I sell most in which month?"

How are bookings for each room category distributed across the year? Is it worth reviewing pricing so you don't sell below your potential?

Cancellations

„How many cancellations should I factor into my bookings?"

What's the expected cancellation rate for a given period? How much gross pick-up should be planned in as cancellation risk?

Short-term

„What else can I do for next month?"

Which days or weekends next month are expected to fall short of performance targets? Which adjustments to price or minimum stay could help counteract this?

Seasons

„How should I set my season periods?"

Do the current season periods still align with real demand across the year? And where would shifting the dates by a few days noticeably raise price levels?

Group requests

„Which group rate should I offer: 8 March, 2 nights, 5 double rooms?"

How does the group request fit into this week's booking situation? What's the minimum price to offer so the group doesn't displace individual bookings?

Why this AI and not ChatGPT

Same question, two answers

The AI Revenue Manager knows your property, your booking situation and your market. A general AI only sees the industry. Without your specific numbers, any answer is merely a general estimate.

Assistant, not decision-maker

Nobody wants software that quietly changes prices in the background. Our customers told us clearly: what's needed isn't autonomous action, but support for making decisions.

The AI Revenue Manager becomes active when you ask it. It shows what it sees in your numbers and names the relevant options. Nothing goes live without your okay.

What this means

It's not the market that's weak—it's your hotel this week.

Your current rates are below the recommendation, and the forecast sees 92%. A rate review is worthwhile.

What hoteliers ask us before deciding

Does the AI make decisions automatically, or do I still decide myself?

The decision is always yours. The AI Revenue Manager explains and recommends – it doesn't act on its own and doesn't automatically change prices, minimum stays or any other settings. It's a sparring partner, not an autopilot.

What can the AI Revenue Manager do that a generic AI like ChatGPT can't?

An answer is only as good as the data behind it. A general AI doesn't know your property: no booking situation, no pick-up, no history, no market environment. It sounds plausible, but it can't calculate what will happen in your upcoming season. The AI Revenue Manager works directly on your numbers stored securely at RateBoard, on more than ten years of revenue management for leisure hotels and on the Zucchetti Travel Data Lake.

Is my hotel data passed on to the AI provider?

No. Your hotel's identity is not shared with the AI provider, and the AI never has direct access to your systems. Sensitive internal identifiers are filtered out beforehand – the AI Revenue Manager works exclusively with the data stored securely at RateBoard.

Does the AI Revenue Manager replace my personal support contact at RateBoard?

No. The AI Revenue Manager complements our Customer Support, it doesn't replace it. For questions that go deeper, a real person at RateBoard is available to you as always.

Do I need to set up the AI Revenue Manager separately?

As part of the RateBoard revenue management software, the AI Revenue Manager uses your existing PMS connection directly. There's nothing to set up or sync.
